Four checks, one leak
We ask where the stain is and when it drips during your call. On site, we work in this order:
-
Attic
We follow the water trail up from the ceiling stain and check insulation and decking for moisture.
-
Roof walk
Flashing, the chimney, skylights, vent pipes, roof-to-wall joints and seams all get a close look.
-
Moisture scan
With a meter and an infrared camera, which pick up wet areas the eye misses.
-
Water test
We run water over one suspect area at a time until the drip shows inside.
Match the stain to the roof
| What you see | Likely source | How we confirm |
|---|---|---|
| 1Stain near the chimney | Chimney flashing | Water test |
| 2Drip at a skylight | Skylight flashing or curb | Visual, then water test |
| 3Wet spot over a bathroom or kitchen | Vent pipe boot | Attic check |
| 4Flat roof leak after heavy rain | Ponding water or open seam | Moisture meter |
| 5Stain along an outside wall | Clogged gutter or roof-to-wall joint | Visual |
When flashing turns out to be the cause, here is how a flashing leak gets repaired. Leaks that show only after a storm point to storm damage.
The leak you cannot see yet
Water can soak attic insulation and roof decking for weeks before any ceiling stain appears. Wet insulation stops working. Damp wood grows mold.
Every season the source stays unfound, the bill grows. Leave it, and a flashing repair turns into new decking, insulation and drywall.
We check:
- Single-family homes
- Townhouses
- Multi-family and apartment buildings
- Flat roofs on retail, office and warehouse buildings
before a ceiling stain shows
What you have in hand when we leave
Every visit ends with these four:
Written findings
With photos of the exact spot the water gets in.
Moisture readings
From the attic and the roof surface.
Repair estimate
Covering flashing, patching, seam or drainage work.
Same-visit patch or emergency tarping
When the leak is active. Water pouring in right now calls for an emergency repair visit first.
Before you book the visit

Yes, including stores, offices and warehouses. Open seams on leaking flat bitumen roofs come up often.
Often, yes. Small flashing, boot and seam repairs are done on the visit.
The estimate that comes with roof leak detection is free. You see the repair price in writing before any work starts.
Tell us where the stain is, and we will find where the water gets in.
