Roof, plumbing or fan duct?
The stain can come from any of the three. When it shows up usually tells you which.
- Grows after storms, not after showers: the roof
- Appears on cold mornings: condensation in the fan vent
- Drips with no rain and no water running: plumbing
If your answers do not line up, we run a full leak trace on the roof.
Roof penetration leak
Rain is getting in where a pipe or vent goes through.
Fan duct condensation
Shower air is condensing in a cold duct.
Plumbing leak
Check the plumbing first. Still wet after the next rain? Call us.
Where water gets through above your bathroom
Nearly every roof leaking under bathroom ceilings that we trace starts at one of these. No other room has as many holes through the roof above it.
Plumbing vent pipe boot
The rubber collar around the pipe cracks and lets rain run down it.
Exhaust fan vent
The cap works loose, or the duct was never sealed to it.
Flashing and old patches
Metal lifts and tar splits around the openings. Failed flashing needs new metal, not another patch.
Four repairs we use, and which ones last
Your estimate will name one of these. If water is coming through tonight, we tarp the roof first and come back for the repair.
| Repair | What it fixes | When we use it | Temporary or permanent |
|---|---|---|---|
| 1Vent boot replacement Our usual fix |
Cracked collar on the plumbing vent | Stain near the vent pipe | Permanent |
| 2Exhaust vent sealing and re-flashing | Loose cap, open duct joint | Wet spot at the fan | Permanent |
| 3Flashing repair or roof patching | Lifted metal, split patches | Leak at a penetration edge | Permanent |
| 4Emergency tarping | Active water | Water coming in now | Temporary |
Fix it once and repaint once
Waiting costs you more with every storm. Paint peels, drywall sags, the room smells musty and mold starts around the fan. Above the ceiling, wet insulation holds moisture in the attic.
A permanent repair ends that.
- You repaint once.
- The fan vents outside again.
- The stain does not come back after the next storm.
Who arranges the roof visit
Tell us your building type when you call. It decides who lets us up.
Single-family home or attached row house
It is your roof. We go straight up.
Two-family home or townhouse
Roof lines are shared, so we check the neighbor's side of the vent too.
Top-floor apartment
Tell your landlord or board first. We work with them to get roof access.
Asked on the phone about bathroom leaks
Yes. When you call, we ask when the stain shows and which floor you are on, then book the visit for that day.
The opening is small. Light rain runs past a cracked boot, but heavy or windy rain pushes water through it.
Timing tells you. Drips on cold mornings mean condensation in the duct, drips after rain mean the roof, and we check both on the visit.
Then it has reached the wall cavity. We stop it at the roof and check how far it traveled inside the wall.
